The longer answer
Count cycles
Two doors on the same building can be a year apart in wear if one is the receiving bay and the other is the spare. Count cycles, and the maintenance plan fits how each door is actually used.
What wears first
Springs and cables go first, then rollers and hinges, then the operator, which usually fails last and only because it has been fighting an out-of-balance door for months.
The failure that costs the most
A door stuck down takes a bay out of service. The cause is usually a spring or a cable, and both show wear on inspection well before they fail.
What a maintenance visit covers
Balance and travel, cable and spring inspection, roller and bearing condition, operator force and limit settings, safety reversal, and a written record of what was found.
