The short answerSpecify the door at plan stage, price it by community or by lot, and order it to your build calendar. The decisions that cost money later are headroom, backroom and the opener, and all three are knowable from the drawings.

The longer answer

  1. Check headroom first

Standard track needs roughly twelve inches above the opening. Plenty of plans in this region come in under that once the header and any mechanical runs are in. The fix is low-headroom track, specified up front so nobody finds the problem on install day.

  2. Price the base door and the upgrades together

Price a base steel door and the community's top carriage-house option together, so the buyer's upgrade is a line item on the original contract. Carrying several manufacturer lines makes that range possible from one supplier.

  3. Order to the build calendar

The door should arrive after drywall and before final. Ordering to the build calendar keeps it off the critical path.

  4. Openers at handover

Installing a smart-capable opener with battery backup during the build means the buyer sets it up from a phone on day one, and it heads off a predictable warranty call in month three.
